Hotel SEO: be found before guests open an OTA

Most guests start on Google, not on Booking.com. Hotel SEO is the work that puts your own site and your Google profile in front of them for the searches they actually make: the town, the kind of stay, the dates.

We do it every month as part of the plan, not as a separate SEO services contract, and you see what was done in one monthly report.

We do not promise positions. Nobody controls Google, and anyone who guarantees first place is misleading you.

A complete Google profile

Categories, photos, rooms, amenities and booking links, kept current.

Pages for real searches

Pages on your site for what guests type, not for what sounds good in a meeting.

Technical basics fixed

Speed, mobile layout and structure, so Google can read the site and guests stay on it.

Hotel website design that takes direct bookings

A hotel website has one job: turn the guest who found you into a booking that pays no commission. We design it mobile-first, keep it fast and put the booking button where a guest expects it.

It works the same way for a forty-room hotel and for a bed and breakfast with a handful of rooms.

Hotel booking engine: connect yours, don't rebuild it

If you already use a booking engine or a channel manager, we connect it to the new site rather than replacing it. Your rates, availability and PMS stay exactly where they are.

Direct bookings: win back the guests you pay Booking.com for

Every guest who books through an online travel agency costs you commission. Direct bookings come from three things working together: a site that takes bookings, a Google profile with free booking links, and a reason to book with you.

Rate parity: what you can offer guests who book direct

Your channel contracts set what you can do on price. Where they allow it, a direct guest can get what the OTA cannot show: breakfast, a late check-out, a better room on arrival. TocoRate shows you every night where a channel sells you cheaper than your own site.

What Booking.com actually takes

Booking.com sets commission per property, by country, property type and location, and it appears on your monthly invoice. Visibility programmes add to it. We work it out from your own invoice, not from an average on the internet.

Google Hotel Ads and free booking links

Google shows hotel prices directly in Search and Maps. Free booking links put your own site next to the OTAs at no cost per click; Google Hotel Ads are the paid version of the same place.

Free booking links

Set up for every client, so your direct price appears beside Booking.com and Expedia.

Reviews on Google, Booking and TripAdvisor

Every review answered in your voice. Where a review breaks a platform's rules, we report it.

One place to watchNew reviews on all three platforms reach us, not a dashboard you have to check.
A reply to every reviewDrafted in your tone, posted for you or sent for approval – your choice.
Rule-break complaintsIf a review breaks the platform's own rules, we report it with evidence. The platform decides.
The cause, not just the replyRepeated complaints go into your monthly report, so the problem gets fixed at the desk.

Housekeeping and food safety checklists on a phone or a shared tablet

Staff Checklist is our second product. You set up your room inspection, your opening and closing checklist and your HACCP temperature log once. Your team works through them on their own phone or a shared tablet, with a PIN for each member of staff. You get photo proof and a time stamp on every tick, and supervisor sign-off on each room, so you only hear about what went wrong.

Checklists by roomAssigned to a role, not a person.
Proof by defaultTime on every tick, a photo where the checklist asks.
Confirm or send backThe supervisor returns a room with a note on the item.
Works without signalIn the corridor, and on a shared tablet by PIN.
No date yet. Join the list and we will tell you when it opens.
One email when it opens. Nothing else.
A separate product with its own price. It is not part of the hotel plans.Example screens. Rooms and readings are invented.
We build these ourselvesTocoRate is ours and Staff Checklist is ours. When a hotel needs a report laid out differently or a checklist that matches its rooms, we change it ourselves, rather than wait in someone else's support queue.

Questions hotels ask

Booking.com sets commission per property. Its partner help says the percentage varies by country, property type and location, and your rate is in your agreement and on every monthly invoice. Visibility programmes such as Preferred Partner add to it. We work from your own invoice rather than a published average, and show what it costs you over a year.
Booking.com invoices UK properties from the Netherlands, so the commission invoice normally comes without UK VAT and a VAT-registered business accounts for it under the reverse charge. How it is entered depends on your registration, so have your accountant confirm the booking.
Online travel agency: Booking.com, Expedia and similar sites that sell your rooms for a commission. We work alongside them, not instead of them. The aim is that more guests book direct, while the OTAs keep filling the nights you would not fill yourself.
Software that sends your rates and availability to every booking channel at once and pulls their bookings back, so you do not update each extranet by hand. If you already use one, we connect your site to it. We do not sell our own and will not ask you to switch.
Revenue per available room: room revenue for a period divided by the number of rooms you had available, sold or not. It shows occupancy and rate in one number.
No. We do not need access to your property management system and we do not change it. We work on your website, your Google profile, your reviews and your channel listings. Bookings, guest data and rates stay in the systems you already run.
Not on our own say-so: removal is the platform's decision. Where a review breaks TripAdvisor's own rules, we report it with the evidence. Where it does not, we write a calm, useful reply. Anyone who promises to remove reviews you simply dislike is promising something they cannot do.
Thank the guest, answer the specific point, say what you changed if something went wrong, and keep it short. For clients we draft every reply in the hotel's voice, then post it or send it for your approval – whichever you prefer.
With us, hotel SEO is part of the plan rather than a separate contract. Starter is £99 for the first month, then £149 a month, and covers local SEO, your Google profile and your website together. There is no setup fee and no minimum term.
For a hotel, three things every month: keep your Google profile complete and current, build pages on your site for the searches guests actually make, and fix the technical problems that slow the site or hide it from Google. You see what was done in the monthly report.
Three levers. A website that takes bookings on every page and loads fast on a phone. A Google profile with free booking links, plus Google Hotel Ads if you want paid reach. And a price or perk for direct guests, within what your channel contracts allow. We run all three.
No. Nobody controls Google's results, and anyone who guarantees first place is misleading you. What we commit to is the work: a complete profile, pages built for real searches, a fast site, and a monthly report that shows exactly what we did.
Yes. Most of what a six-room B&B needs is in Starter: a site that takes bookings, a complete Google profile, a reply to every review and TocoRate. The difference from a larger hotel is scope, not quality – fewer pages, one property, and usually no paid campaigns.
The plan runs month to month. Tell us, and it stops at the end of the paid month. Your Google profile and your review accounts stay yours, and we return your own content: texts, photos and logo.
